February Update for West Bbloomfield real estate 2014

So if you are thinking of selling or buying a home in West Bloomfield you might want to know what the West Bloomfield real estate market is like.  We have seen a general slow down in the Metro Detroit real estate market.  It is the same for West Bloomfield.  The heavy snow and cold has stopped some home sellers from putting their home up for sale.  Some sellers would rather wait so they do not have to deal with the mess of the snow and water that buyers would track in.  So I think we will see more West Bloomfield homes coming to market as the weather warms up.

In the last 30 days there were 50 West Bloomfield homes sold in the last thirty days.  They were on the market an average of 63 days.  The average sales price was $100 a square foot. 

There were 15 foreclosures in West Bloomfield  sold in the last 30 days.  What is interesting about the 15 homes is how the foreclosure sales prices compared to  regular home prices.  Most buyers assume that foreclosures are a deal and that you will buy them much cheaper.  There is no huge difference in the prices in West Bloomfield.  The price per square foot for regular homes is $100 square foot and foreclosures were only $94 a square foot.

The slow down is even more pronounced in lakefront homes for sale West Bloomfield Michigan.  It is hard to sell a lakefront home when the lake is covered with snow and ice.  So many lake home sellers will wait until the spring.
